Colorado requires a 10-day notice before filing a mechanic's lien. This notice itself often produces payment — use it as a professional collections step before going to the courthouse.
Track your Colorado lien deadline per project, not per invoice
Colorado's 4-month clock runs from the last date you furnished anything on the project. A site visit for a warranty callback can reset the clock.
In Colorado, a mechanic's lien statement must be recorded within 4 months of the last date labor or materials were furnished (2 months for mining claims). After recording, the lien claimant must bring a lawsuit to enforce the lien within 6 months of recording.
Colorado does not require a preliminary notice for most residential and commercial work. However, sending a Notice of Intent to File a Lien is required before actually filing the lien, giving the owner and GC 10 days to pay before the lien is recorded.
