Always walk the subfloor before pricing
Squeaks, soft spots, and high spots in the subfloor can double your prep time. A 15-minute walk-through protects your margin and sets realistic client expectations about the timeline.
Offer a floating vs. glue-down option for LVP
Present both options with pricing if the client hasn't decided. Floating is faster and cheaper to install; glue-down is quieter and more stable. Letting the client choose builds rapport and justifies your expertise.
Include transition strip planning in your site visit
Count the thresholds, T-molding, and reducers needed during your estimate visit. Transitions are often forgotten and add meaningfully to both material cost and installation time.
Measure each room's L × W and total the areas. Add a 10% waste factor for straight-lay LVP and laminate, 15% for diagonal layouts, and 15–20% for hardwood. Don't trust the client's room measurements — always measure yourself. Closets, hallways, and oddly shaped rooms are frequently underestimated.
Yes. Subfloor leveling, squeaky floor repairs, and removal of adhesive from old vinyl are separate from installation labor. Inspect the subfloor before writing your estimate and note any conditions that will require prep. A common approach: include basic prep (filling low spots under 1/4") and add a conditional line for leveling compound if needed.
LVP and laminate: 10% for straight runs, 15% for diagonal. Hardwood: 12–15% for straight, 18–20% for herringbone. Engineered wood: 10–12%. Carpet: 10–15% depending on room dimensions and seam placement. Always include the waste in your material quantity calculation — it's built into the project cost, not an add-on.
