How to Estimate Deck Staining

Deck staining is priced per square foot of horizontal deck surface, with railings, stairs, and vertical surfaces priced separately. Surface condition and wood type are the primary variables that affect labor time.

Total Area = Deck Floor (L × W) + Stair Treads (# treads × tread width × tread depth) + Railing LF × H

16×24 deck = 384 sq ft + 10 stairs × (4 ft × 1 ft) = 40 sq ft + 40 LF railing at 3.5 ft = 140 sq ft = 564 sq ft total

Waste factor: 15% for weathered rough wood; 10% for smooth new wood

Step-by-Step Estimation Process

Assess deck condition

Test wood moisture with a moisture meter — stain won't penetrate wood above 19% moisture. Note weathering: graying (no stain remaining), moderate (partial stain), or sound (stain still present). Each condition changes prep time significantly.

Determine prep requirements

Weathered gray wood: clean with deck cleaner + brightener (oxalic acid), allow 48 hrs drying. Peeling solid stain: scraping + sanding required. Semi-transparent over previous semi-transparent: clean only. Add 1–3 hr for cleaning/prep on a standard 300 sq ft deck.

Measure all surfaces

Measure deck boards (L × W). Measure railing sections (LF × height × both sides). Count stairs (each tread and riser separately). Measure fascia boards. These are all separate rates — don't blend them into one sq ft price.

Calculate stain quantity

Semi-transparent penetrating stain: 200–250 sq ft/gal on weathered wood, 350 sq ft/gal on tight-grained new wood. Solid stain: 300–400 sq ft/gal (one coat). Always assume two coats for weathered decks.

Price each surface type separately

Deck surface: $1.50–$3.00/sq ft installed. Railings: $3–$6/LF. Stairs: $15–$40/tread. Fascia: $2–$3/LF. Never charge the same rate for a railing baluster and an open deck board — their productivity rates are completely different.

Build a 48-hour cure clause into your contract

Deck stain needs 24–48 hours to cure without rain or foot traffic. Add this to your contract and scope document. If the client puts furniture back on day one and the finish is damaged, that's on them — not you.

Semi-transparent stain penetrates into wood and typically requires two coats on weathered decks — but applies faster (less viscous). Solid stain is more like paint, covers in one or two coats, and is better for hiding weathered wood — but slower to apply and harder to recoat without stripping. Solid stain jobs take 10–20% more labor to apply.

How do I handle a deck with peeling solid stain?

Peeling solid stain is the most time-consuming prep scenario. Scraping, sanding, and applying a compatible base coat before the finish coat can triple prep time vs. a clean semi-transparent job. Never price a peeling-solid-stain job at the same rate as a weathered-semi-transparent job. Add a separate 'prep surcharge' line.

Should I include deck cleaning in a staining estimate?

Yes — always include it as a separate line. Cleaning ($0.30–$0.60/sq ft) is prerequisite to staining and takes meaningful time. Presenting it separately demonstrates thoroughness.
